I have dedicated eleven years of experience to the advocacy of buyer agency. This is not as simple as it may seem. The road to becoming an exclusive buyer's agent was a long one, because until I became independent in 2003 (Real Estate Dream Catcher Company, a sole proprietorship), I had to work through traditional real estate offices. In 1996, when I started out as a salesperson in Las Vegas NV, I made the conscious decision to work with buyers only. I had no idea, at the time, that I was going against the grain of the industry. However, as time went on, I soon found out that I was. Needless to say, these were challenging times. Choosing to specialize in buyer agency was--and still is in some circles--not looked upon favorably. Becoming an exclusive buyer's broker is a calling for me, because it establishes a needed balance and fairness between buyer and seller representation in real estate. Before buyer agency came along, buyers mistakenly believed that the agent working for them was theirs, when in fact, they were really dealing with "sub-agents" of the seller. I personally embrace the virtues of equality and fairness, so the career choice of becoming an exclusive buyer's broker was a natural one for me. I also believe in the Power of the People, freedom of choice, freedom of expression, the Spirit of Independence, the right to free enterprise without conglomerate barriers, and the right to make informed decisions in matters that can materially affect us; individually and collectively.

A word about "designated agency" and "single agency."

In recent years, alternative forms of real estate agency have been popping up, thus, adding to the confusion of what real estate brokers and agents can offer to real estate consumers. These newer forms of agency include "designated agency," which is just another name for dual agency that should always be avoided, and "single agency,"

Why should buyers and sellers not give their consent to dual agency?

Because you really need to know that your agent, broker, and real estate company are fully on your side if an issue arises during the course of your real estate transaction. Otherwise, you will find out that dual agents must maintain a neutral position. Buyers need to understand that buying real estate is not like buying basic goods and services at a shopping center, and often times, issues in real estate can escalate if not properly dealt with. In regards to "single agency," here is what it means, according to Elizabeth Weintraub's definition on Ask.com:

"'Single agency means a real estate broker represents the buyer and cannot show the buyer properties listed by the broker's agency."

With exclusive buyer agency, buyers have access to all properties. This includes all listed and unlisted properties. The best buying position is one where a buyer has access to all properties, without the risk of dual agency aka. "designated agency," which is a conflict of interest in real estate. The bottom line, is that exclusive buyer agency is about the complete avoidance of dual agency, while having maximum access to listed and unlisted properties.

Exclusive buyer agency is the only form of agency that can deliver the best buying position to buyers, no other form of agency can, and this is the main difference.

Aside from being an advocate of exclusive buyer agency, I am also an advocate of true independent music, which is free enterprise without major label affiliation or connection in the recording industry. As a general partner of Legend Heart Records LLC, I can tell you that we are working very hard to do what we can to protect our precious democracy by helping to reclaim our media from concentrated conglomerate control. I founded the Society for Empowerment of Women (S.E.W., a Washington State non-profit), to inspire women-driven humanitarian achievements. Female energy is radiant, nurturing, and a significant healing force. I firmly believe that this energy can benefit many of the tough issues we face in today's world.
